Background
The proposed North City West project first phase would allow for the development of 425 residential condominiums and create seven (7) lots on an approximately 59.94-acre project site located west of Twin Oaks Valley Road, north of Discovery Street, and south of State Route 78 in the University District Specific Plan Area (SPA) Zone in the Barham/Discovery Community. Subsequent phases will be processed separately.
Discussion
On February 22, 2023, Planning Commission approved Resolution No. PC22-5016 (Tentative Subdivision Map 19-0002) for the North City West development to create seven lots with 480 residential condominium units.
After review of the submitted final map and the project conditions, City staff has determined that the Final Map is complete and in conformance with the Subdivision Map Act, the City of San Marcos Subdivision Ordinance, and the conditions of approval for the associated entitlements listed above.
Environmental Impact
The proposed project has been reviewed for compliance with the California Environmental Quality Act and has been found to be in conformance with an existing certified environmental document.
