Introduction

Tentative Subdivision Map TSM 472 was approved by the Planning Commission on October 6, 2008 by resolution PC08-4050.  The map consolidates seven (7) separate parcels to create two (2) single family residential lots and one (1) lot for multi-family apartment purposes.

 

Discussion

After review of the submitted final map and review of the project conditions, the final map has been found to be complete and in conformance with the Subdivision Map Act, the City of San Marcos Subdivision Ordinance and the conditions of approval for TSM 472.  Grading plans have been submitted to the City in anticipation of grading permit issuance.

 

Fiscal Impact 

No immediate fiscal impacts exist. The development of two (2) residential units and the multi-family residential lot will result in service costs as well as revenue generation through property tax and development impact fees.  The largest service costs (fire protection, police services and landscape maintenance) will be mitigated in part through the established city-wide Community Facilities Districts.
