Background
The proposed Paloma Townhomes project would allow for the development of 102 multifamily residential condominiums on an approximately 5.03-acre project site located southwest of the intersection of Linda Vista Drive and Grand Avenue in the Marcos Specific Plan Area (SPA) Zone in the Business/Industrial District.
Discussion
On October 24, 2023, City Council approved the following for the Paloma Townhomes development:
* Ordinance No. 2023-1537 (Specific Plan 22-0003) adopting the Marcos Specific Plan to establish the development guidelines and serve as the primary land use, policy, and regulatory document for the project;
* Resolution No. 2023-9223 (Tentative Subdivision Map 22-0002) to create a one-lot condominium map for 102 residential condominium units; and
? Resolution No. 2023-9222 (Multifamily Site Development Plan 22-0002) to allow the construction of 102 residential condominium units.
After review of the submitted final map and the project conditions, City staff have determined that the Final Map is complete and in conformance with the Subdivision Map Act, the City of San Marcos Subdivision Ordinance, and the conditions of approval for the associated entitlements listed above.
Environmental Impact
The proposed project/action has been reviewed for compliance with the California Environmental Quality Act and has been found to be in conformance with an existing certified environmental document.
