ADOPT a resolution awarding a contract to Weatherproofing Technologies, Inc. (WTI) for roof membrane rehabilitation at Public Works Building #1 and Building #3 in the not to exceed amount of $480,000.00 and authorizing the City Manager to negotiate, finalize, and execute the contract and any related documents.

Executive Summary
Public Works Buildings #1 and #3, located at 201 Mata Way, are essential operational assets that support daily maintenance operations and administrative services.

The roofing systems on both buildings have reached the end of their service life and are exhibiting deterioration due to age, UV exposure, and weather. Rehabilitation of these roofs is necessary to prevent further water intrusion, protect structural components, and ensure uninterrupted Public Works operations.

Approval of this resolution will enable the installation of a new, high-performance membrane system that will extend the roofs' useful life by 20 or more years, reduce long-term maintenance needs, and safeguard critical City infrastructure.

Discussion
Public Works Buildings #1and #3 are integral to maintenance operations for the City. Both buildings require major roof rehabilitation due to aged and failing membrane systems. Continued deterioration poses risks of additional moisture intrusion, facility damage, and operational disruptions.
