Introduction
This contract will provide landscape maintenance services in areas within the Community Facilities District (CFD) zones University Commons F-23 (portions of San Elijo Road / Melrose Drive corridors), San Elijo Road CFD 98-02, Venzano F-38 (Questhaven Road / Windriver Street), and South Twin Oaks Valley Road CFD 98-02. This includes areas within the public right-of-way including medians, parkways, slopes, and pedestrian / equestrian trails. Services will include, but are not limited to, mowing, pruning, planting, fertilizing, water management and irrigation maintenance, litter removal, pesticide application, and maintenance of fencing. The contract costs are for base maintenance services only and do not include any extra work associated with repairing damage from vehicle accidents, vandalism, or acts of nature.

For this contract solicitation, four separate CFD maintenance areas were grouped for cost effectiveness and management efficiency.
